About Me

Thank you again for entrusting me thus far to help guide you through this process. I understand you may not be familiar with myself or my company.

We are a mortgage broker. That basically means we have the ability to “shop” YOUR loan to various “wholesale” lenders. It’s like having the ability to shop for 10 different loans, without having to have your credit ran 10 different times.

It allows you to sit back and we help find you the best rate, terms, and loan program to fit you and your family needs. Personally, I believe that every man and/or woman is entitled to there own slice of “The American Dream”.

Nothing of great importance has ever been done alone. Building wealth also doesn’t have to mean you have to have perfect credit history and/or a significant amount of money down.

There are many home loan programs average American consumers know nothing about. I look forward to sharing with you the knowledge that I have acquired in this industry since my start in 2000.

Purchase Loan Programs

Regular Conventional Loans, Up to 95% LTV

These loans are typically reserved for credit scores of 620 and above. We typically run these through either Fannie Mae or Freddie Mac. The biggest advantage to this program is that they allow for MI to go away or possibly be included in the rate.

FHA Loans

FHA loans have been around since 1934. They are reserved for those looking to purchase their primary residence. One of the benefits about these loans is that they do cater to those that may have credit or income challenges. These are great Gov’t backed options. We can go down as low as a 500 credit score on these programs.

USDA Loans Up to 100% LTV

These were created by the United Stated Department of Agriculture. They were created for low or moderate income borrowers looking for affordable rates and 100% financing options in rural areas.

They are geographically and income restricted.

VA Loans - Up to 100% LTV

These are by far the best loans on the market, and rightfully so.

Veterans put their lives on the line, allow us to help guide you and make sure we take advantage of your VA Entitlement.

We also have loan options with no minimum credit score or debt to income limits.

Conventional Home Ready/Home Possible 97% LTV

This is a great alternative to FHA’s 96.5% loan.

This loan has some advantages for lower MI options or no MI. It is geographically and income restricted.

Jumbo Loans up to $3 Million

We have several options for Jumbo. You no longer have to put down 20%, which is normally what “big banks” require. We can finance up to 95% LTV up to $3 Million.

High Balance $435,101 to $679,650 (Conventional Pricing)

These are great “Jumbo” loan options with Conventional pricing. You have the ability to get a lower rate and finance more of the loan that your typical “Jumbo” loan.

Non-QM Loans – Bank Statement Loans

These loans are for borrowers who can not always supply or support their income.

Typically reserved for those that are self employed. Call me for details.

– Investor Advantage Loans

These loans allow a borrower to use their personal assets to show proof of income.

– Asset Depletion Loans

These loans allow for investors to finance up to 80% LTV without verifying their income.

The loan application is blank on the employment section. Call me for details.

– Foreign National Loans

These loans are for borrowers who do not have residency in the United States.
